LEASING SERVICES
- Determining fair market value of rental property. This includes meeting with the owner/landlord at the property to determine rent and lease terms.
- Advertise availability of property.
- Property Manager will accompany perspective tenants to the property at the time of showing.
- Screening applications: including review of credit file, verifying employment and/or documenting income if from source other than employment, reviewing past tenancy with previous landlord and/or reviewing information through the Ashland Apartment Association's tenant eviction file.
- Final Approval of an Applicant is the responsibility of the property owner.
LEASING FEE SCHEDULE
50% of one month's rent
COMPLETE PROPERTY MANAGEMENT SERVICES
Includes Leasing Services and fees as described:
- Rent collection and monthly payment of utilities, mortgages, insurance, taxes, management fees and maintenance charges.
- Managing tenant relations and maintenance of unit(s).
- Maintenance charges are a minimum of $40.00 per hour with a maximum of $50.00 per hour. Charges are billed by and payable to Ward Real Estate.
- Monthly accounting reports to owner using IRS tax categories.
- Renegotiating and reviewing current leases: $75.00 fee

*10 - 20 Units - 8% of monthly rents
